The Most Dangerous Game By Richard Connell - 1319 Words

When one is hunting, do they ever stop to think about how it feels to be the prey? In Richard Connell’s short story, â€Å"The Most Dangerous Game†, the character Rainsford has a change of opinion and feelings to this very question. In the beginning of the story, Rainsford is on a ship with a colleague and expresses that he is only concerned about the feelings of himself as the hunter and not those of the â€Å"huntee†. Not long after falling off the ship and arriving to a nearby island is it that Rainsford experiences what it is like to be the huntee. Connell uses many transitions within in the story that leads the reader in suspense and encourages them to keep reading. The transitions are first when Rainsford falls off the ship and approaches the island, when allows him to come into his house and stay, and when the hunt results in the two going against each other. After falling off the ship, Rainsford swam in the direction of where he heard three gunshots come from. The first thing he notices as he reaches the rocks was the large animal that had went in the underbrush and the blood stained on a patch of weeds. Rainsford then finds a cartridge and realizes that the animal had been shot with a twenty-two. He went on his way looking for something to show him the way to where the â€Å"men† he suspected to be on the island were. Just as he was hoping, he found prints of hunting boots. MonsieurLantin had modest life with modest salary he earned from the ministry of interior (Sem-VI General 13). He was utterly happy when he married her wife. In the story it highlights that after years of marriage MonsieurLantin loved her more than he did than the first time he met her. Nonetheless, there are two faults he found with the wife. Her first fault he highlighted was that of her love for theater (Gale 65). The story unfolds as it has declared that she always had her loges cured for the performances. Loge is a kind of private box office which is in the theater (Rick 45). On that part it struck with the odds how MonsieurLantin salary could afford to have her wife go to private box office seats to see these performances. This seems to be ideal for a wealthy pe rson as I imagine those seats are very expensive. At this point of the story, there are uncertainties which have arisen at the odds that something was going on with her wife. To raise suspicions to a higher notch, Mr. Latin begs her to go without him, since he does not like the shows. I wondered this could perhaps make her resentful that he did not accompany her to her obsession. Another fault he disliked was her craze with the false jewelry (Rick 55). She was very infatuated with the jewelry (Sem-VI General 43). She often stared the false diamonds as though they were real. There was irony represented in the story since the husband thought that the jewelry we fake and since she knew the truth she often would say, "Look!are they not lovely? One would swear they were real." And he would say "Youhave bohemian tastes, my dear." (Sem-VI General 4) Could she have known something that the husband was not aware? My curiosity had grown at this point. There was abrupt and sudden twist in the story plot, her wife comes down with cough and latter dies from inflammation in the lungs. From this perspective the story focus is clearly not on the wife rather on M. Lantin. The writer from the beginning intended to put Lantin at the core center of attention of the plot. The mourning of the wife was expressed mostly within the story especially what he went while grieving her. He falls into debt later and completely broke with no pay (Italo23). He is then forced to sell the jewelry to enable him to eat when he discovers that the jewels are indeed real and valuable. This insight shed light of her wife, in that he noticed she had an affair that she could afford such huge amount of real diamonds. He knew they could never have afforded such jewelry considering, the salary he was getting so the question was, where did she obtain such money? It is much obvious that she had an affair with a wealthy man who adorned her and bought her jewelry. Object of greed has been in the story he knew where they came from and decided to see them. At the jewelry store some of the clerk finds the situation almost humorous and they could often laugh. It is ironical that the M. Lantin comes to sell the jewelry; they see him eager in doing it. When he sold the jewelry he started forgetting his wife because of the new fortunes he gotten. One of interesting quote from the story was, with money a man can even shake off grief you can go where you please travel amuse yourself! Oh! If only I were rich! (Sem-VI General 3) This shows that he thought money would solve all his issues and make him a happy man which he later realized it was not true. Deception has also been exhibited in the story example he begin to lie to people about his found fortune. He tells his boss that he has acquired three hundred thousand francs fortune as a way of rubbing on the boss face. At another instance at the restaurant when he tell a gentleman that he has four hundred thousand francs which is double the figure he had. This case he was trying to impress them that he was something which he was not (Kostas 6). Conclusion From the story he was trying to fit into a class which he did not belong. He had the impression that the rich are the only happy individual and with money there is no misery. That was confirmed it was not true in the conclusion when he remarried and the wife made his life miserable. The morale lesson of the story money will not buy happiness. This low morale may be due to stress and could be affecting the company in terms of stress leading to a poor performance in employees. Stress is more commonly found in women and as this company employs sixty eight percent women; stress is a factor that needs to be made aware to the company. The basis of this report are from three articles related to stress, including women and stress, Health hazards à ¢Ã¢â€š ¬Ã¢â‚¬Å" looking at stress, and monitor screens and work related stress. I believe that stress is directly affecting the company and this report will look at some ways to eliminate stress. Findings Stress in women Research shows that women are more likely to be affected by stress than men. In fact four times as many women suffer from stress than men. This may be due to a number of reasons, for example due to a heavy work load, meeting deadlines and then out of work many women have a family to take care of, leaving little time for leisure. Stress does not only affect women though, men also get stress in the similar way. Forms of stress Stress can be categorised into three groups based on the severity of it. They are as follows: Mild stress: This stress is a common form of stress and should not really be worried about. It is not harmful to ones health, and can also be beneficial as it can be a challenge for the employee, to reach the target on time with a slight pressure. This form of stress is very common in a company. Acute stress: This is a more serious form of stress, and can in some cases affect ones health. This form of stress can be triggered by divorce, termination of employment, and bereavement as well as other reasons. The stress is build up from mild stress, and can leave an individual feeling as though demands and deadlines cannot be met. Chronic stress: The most serious form of stress is chronic stress, as stress can build up to a point where an individual can no longer cope, seriously affecting their health and work. Examples of this kind of stress can be due to family problems, health problems or work related problems. Over a period of time stress can affect people more seriously, in a non work related way. These forms of stress are psychologically and physiologically. Psychological problems may be feelings of guilt, resentfulness, loss of confidence and sense of perspective. Basically mental problems due to the build up of stress, people find it hard to cope with problems of work and home and this can in extreme cases lead to a nervous breakdown. Whereas physiological problems are health problems such as high blood pressure, fatigue, digestive troubles, insomnia etc. One in four people in the UK die of heart disease, many of which were stress related cases. So companies need to do something to reduce stress in the office as they are often to blame for high levels of stress amongst employees. Sitting in front a computer monitor all day can cause damaging effects to health. For example headaches, eye strain, epilepsy and an increased risk of miscarriage. A computer monitor is not entirely to blame for these health risks, it is a mixture of other factors due to an unhealthy environment. Poor lighting in an office can also lead to eye strain, chairs that do not provide enough back support can lead to back pains. Although some of these health hazards seem to be rather extreme, it is medically proven that a flickering screen can trigger an epileptic fit. Also working in unsatisfactory surrounds whilst pregnant, can lead to complications at birth. Effects of stress on a company Stress can affect a company badly, stress related illnesses account for four and five percent of absences among both men and women. The employee cannot work to their full potential when under stress, deadlines can be missed, absences rise leading to a bigger work load for the employee when they return to work. Companies can lose out in terms of profitability due to underperforming at work leading to problems within the company. Conclusion Companies can be blamed for high levels of stress within the office, this has been stated in this report. There are ways to lower the levels of stress in a company and they are as follows. Employees with low job satisfaction often are poorly paid with few job promotion prospects. Company managers often fail to acknowledge their staff for their hard work which may lead to depression for the employee. If a employer recognises their employees work more and offer more promotion prospects, even an increase in an employees salary would help relieve stress in the office. Staff recognition is the key to every company, staff work better if their work is praised as they believe that they are a valued member of the company. Recognition may be verbal, where an employer simply praises their work verbally, or a promotion for the employee. Even staff events show that the manager cares about his staff, rather than the usual Christmas party more events out of work should be organised. If more recognition was shown to staff at Terra Firma then employee stress would be lowered and employees would perform better at work. Redesigning jobs can also help, for example if employees take more breaks from the computer monitor to reduce headaches and eye strain, even performing other jobs away from the computer monitor every so often will minimise these health risks. Companies can also employ a stress councillor to help relieve stress from the employees, as this would not only benefit the employee health, but employees may perform better in their jobs, leading to better productivity and more profits for the company. If all or some of these suggestions were practised in Terra Firma then the company would certainly benefit, leading to a smooth running company, with fewer problems and low stress levels.

The key element of effective nursing coaching in the present scenario is to develop appropriate workforce planning mechanisms that take into account the supply and demand for nursing staff. Quite evidently these should take into account the demographics (i.e the age and type) of the client population and the workforce, and aim to reach a balance of demand and supply as may be the requirement of the market. Infact it can be safely said that the continued prevalence of the shortage of nursing workforce over the past decade could be considered a result of some shortcoming the coaching style for nurses. Both as educators or as nurse practitioners we need to look at the plausible shortcoming of the present coaching style since it is obviously unable to adequately address this problem! In a PC, if a virus gets in, it will begin to spread it self, and do damage to it. Can we stop it? Yes, virus has always been a big problem to PCs, and there are many solutions as well, its just whether people actually do it or not. We can like have regular whole system virus scan e.g. every week. We can also use the floppy disk or CD-ROM that you trust, but even if you trust the source of it, you will still need to have a virus scan before you open it. Be careful with all the files that you have downloaded from the internet, because you may never know is it a clean file. Regular anti-virus program update will do as well. And if we can actually do these things properly, there shall be less problem form the virus. For a business company or school network, a firewall and the anti-virus program is needed. Viruses do not only go from storage devices, they can also come form other computers in your network. So if a single computer in your network gets the virus, all the computers on the network are in danger. So again, regular virus scan, be careful with all the files that you get from other placesetc. should help to keep the damage to minimum. For me, I do have those anti-virus programs and I do all the things Ive said above, with the anti-virus program, I think the damage is kept to a minimum; but I found a problem, if a virus gets into the anti-virus program it self and changes the configuration of the system, nothing will be known because the anti-virus program it self is the virus! However, virus has always been a problem for us, but if we do be aware of it, I am sure that the person who made the virus will soon find there is no way of getting a virus into our system. Finally, do never forget a virus can do anything to your computer, things can really go wrong if you dont keep an eye on you computer.

Men do not care for this rule and we want everyday to be great, perfect and full of joy; but deep down we know it cannot be. We refuse to accept the unfairness of life though; we resist in our own unique ways to every bad thing that happens in our lives. We have been known to resist violently, lashing out at others in rage; and we have been known to bear the pain ourselves without rage and violence. Either way we find a way to deal, but dealing is not our game in life; we would rather solve the problem than to risk defeat. However, there are times and situations that cannot be solved; that judgment and result are given in one sweeping blow that can knock the wind out of our self-esteem or knock us out completely. These types of problems cannot be avoided if a male wants to have a normal and productive life. It is a matter of our approach and our dealing with the result t hat will give us a learning tool for future problems. The problem I want to ad-dress is dealing with rejection by a woman in two different stages: pre-relationship and during the relation-ship.   Ã‚  Ã‚  Ã‚  Ã‚  When I say pre-relationship I am trying to say is asking a woman out on a date. For most men this is the trickiest part of the relationship, and the most feared because of that. Men also have a portion of self-doubt in themselves when it comes to persons of the opposite sex that they find attractive. They will go through a period where they try to talk themselves out of asking a woman on a date by using the self-doubt. They will try to convince themselves that they are not good enough for the woman and therefore should not try. This is a subconscious defensive tactic to avoid rejection; because you cannot be rejected if you do not try. Self-doubt is the first snag that needs to be reckoned with before pursuing any relationship.   Ã‚  Ã‚  Ã‚  Ã‚  To overcome self-doubt you need to believe in yourself in and out. You need to show people that you are confident and believe that you are confident as well; if you cannot convince yourself, it will be ex-ponentially harder to convince others.

Internet vs traditional classrooms Essay

Computer and internet technologies have significantly altered the ways various tasks are carried out. These technologies have introduced alternatives in virtually all fields, which have brought about mixed reactions among stakeholders. Different reactions are usually expressed because these technologies bring about merits and demerits. The learning processes have not been spared by the advancements made in the fields of both internet and computer technologies. The traditional classrooms are gradually being replaced by the internet classrooms as more and more technological advancements are being achieved. There is however a ranging debate, among different stakeholders within the education sector allover the world. While some have welcomed the replacement of traditional classrooms by the internet ones, others have strongly opposed the move. Stakeholders supporting the internet classrooms argue that they offer students and teachers a more advanced learning environment. On the other hand, the opponents of internet classrooms argue that they are reducing the teacher-student interaction which is vital in any learning process. However, looking critically at the facts surrounding the internet and traditional classrooms, there are more benefits associated with the internet classrooms compared to the traditional classrooms and hence the development of these classrooms should be encouraged (Platt et al, para 2-3). Arguments in favor of internet classrooms Internet classrooms are not only convenient but they are also highly flexible to both the students and the instructors. This mode of learning permits students to easily access various materials and contents they are supposed to learn. Such contents can be accessed by students at any time and from any place. As a result, students are not limited to the learning materials and contents that are available from their schools. Internet classes thus increase the knowledge base of students, since they can access a wide range of learning materials. On the other hand, students learning from traditional classrooms are only limited to the learning materials available from their institutions. The students learning via internet classrooms are therefore better placed to learn more details and materials compared to their counterparts learning through the traditional classrooms (Linn, Davis, and Bell, pp 22). Internet based classrooms are much more efficient in terms of knowledge transfer to the students. Instructors teaching their students via the internet enjoy the flexibility of using several methods to pass information to their students. Therefore, students who are not comfortable in a certain method of teaching have the opportunity of paying attention to other methods used in internet classrooms. Such forms of flexibility have the effect of increasing the performance of students since the learning process is much more efficient. In well established internet classrooms instructors are more likely to use less amount of time in teaching a certain course and achieve high level performance as opposed to the traditional classroom learning. The traditional classrooms are less efficient and it is quite difficult for instructors teaching students in such learning environments to effectively use different teaching methods and accommodate the needs of all students in the classroom. Lack of variety in the traditional classrooms has the likelihood of affecting the performance of students. The most affected ones are those who are not favored by the rigid teaching methods adopted by their instructors (Bartini, para 4). Learning via the internet classes greatly eases the ability of instructors to receive feedbacks from their students. Feedbacks from students are very essential to instructors as it is one way through which they can assess and evaluate their performance. Without feedbacks from students it is quite difficult for the instructors to determine objectively whether they are effective in passing knowledge to the students. Instructors also get to learn the teaching methods that are favored by students and thus apply them more while teaching them. On the other hand, it is very difficult for the instructors teaching students using the traditional classrooms to get feedbacks from their students. Lack of such feedback essentially implies that instructors are not in a good position to objectively assess and evaluate their work. It is therefore difficult for such instructors to make any meaningful improvements within a short period of time. Lack of proper feedback mechanism in traditional classrooms is likely to affect the performance of the students (Bartini, para 6). It is possible for students being taught through either internet or traditional classrooms to perform well in their examinations. However, due to the high effective and efficient nature of internet classrooms, good results can be achieved with lower levels of input. Instructors do not have to spend a lot of time elaborating on various points to the class since the students can access a wide variety of materials which they can in turn compare with the ones they receive from their teachers. On the other hand, for students learning via the traditional classrooms to perform well, a lot of time is required since these classes are less effective and efficient. Internet classrooms are therefore much better compared to the traditional classrooms, since better results can be achieved with less inputs and efforts (Platt et al, para 8). Participation of students in various class activities is a very crucial element as far the learning process is concerned. Increased student participation does not only make the learning process more involving and enjoyable, but it also improves the whole learning experience. Internet classrooms are very good in facilitating increased participation of students in class activities. Students are compelled to research more on various issues they are learning in class as well as topics they come across in the internet. They can easily form discussion groups and other learning structures from which they can carryout some research to present to class in turn. Increased student participation in class activities ensures that all students are well involved in the crucial class activities and that no single student is left behind. Similar levels of participation among students are not possible within the traditional classroom set ups. It therefore means that students learning in traditional classrooms are not in a good position to participate effectively in class activities and thus add significant value to the learning process. Their main duty in class is listening and taking note from their instructors. Since increased participation of students in class activities reveals certain weaknesses possessed by students, such cannot easily be determined in traditional classrooms setups where student participation is minimal (Platt et al, para 9). Research projects are a very essential and integral part of the learning process of each student. Research endows students with the necessary skills and techniques of carrying out various studies. Even students learning via traditional classrooms can properly carryout research projects, they are significantly limited. Students learning via internet classes highly advantaged in carrying out their research projects other studies. It is easy for them to not only carryout the research but also be easily assisted by their instructors in case they come across any difficult while carrying out their studies. Students learning in internet based classrooms are likely to spend much less time in researching for their coursework projects, compared to students learning in traditional classroom set ups (Linn, Davis, and Bell, pp 34). Internet based classrooms, greatly exposes students to several technological facilities when they are still young and fresh. One of the greatest objectives of learning is to enable students to apply in future, various skills and techniques that have been learnt. Students are usually prepared by their institutions for the greater challenges ahead in their professional careers. In order for students to be better prepared for such challenges, they have to be well endowed with various technological skills. Internet based classrooms are highly efficient in impacting the necessary technological skills to the students (Schofield and Davidson pp 51). Arguments against internet classrooms At the initial stages of internet based classrooms, especially during the stages of design and development, significant time is consumed thus making these types of classes less efficient. Student as well as instructor’s time is wasted and such may be reflected in the poor performance of students in various examinations. A lot of time is consumed in accessing information online, downloading or uploading learning materials and also when developing and designing various learning messages for the students. If both the instructors and students are not in a position to quickly overcome various simple challenges brought about by the use of internet as a means of learning, this type of classrooms can in the end prove to be highly inefficient and ineffective (Bartini, para 11). Interaction between the students and their instructors is a very essential element in the learning process. However, internet based classrooms are highly efficient in eliminating this vital aspect of the learning process. The level of interaction and communication between the students and their instructors in internet classrooms is minimal and greatly affects the relationship between both sides. Effective learning process does not only involve impacting of knowledge to students. Developing a cordial working relationship between the students and their teachers is also very essential as it greatly facilitates the learning process. Traditional classrooms are the best placed for the development of a good relationship within the classroom environment. Therefore, in regard to the level of interaction between students and teachers, traditional classes are much better compared to the internet ones (Brown, para 13). Conclusion From the essay, it is quite clear that internet based classes are much better compared to the traditional classes. They improve the level of student participation in class activities thus making the learning process a good experience for both students and teachers. Through internet classes, it is much easier for feedback from students to be obtained and thus facilitate the evaluation process. Internet classes are very good in terms of effectiveness and efficiency in passing knowledge to the students. Due to this type of classroom setup, performance of students is highly enhanced. However, internet classrooms are associated with the detriment of increasing the gap between the students and their teachers, thus hurting the relationship between them. These two groups should maintain a good working relationship for good results to be achieved. Such a relationship can only be developed and nurtured properly under the traditional classroom setups. All in all, internet based classrooms are much better than the traditional ones and the few demerits of this type of classrooms can be ironed out through proper management of the learning facilities.

The effects of war can be very harmful to a soldier’s life, and he or she can be scarred forever. When Bob Kiley’s friend, Curt Lemon, dies at the beginning of the story, Kiley takes the time to write Lemon’s sister. He wrote about what a good guy Lemon was and the many adventures that he took. Kiley explained that Lemon was a dare devil and a soldier that loved what he did. Bob Kiley did not have to write to his friend’s sister at all, but he did it out of kindness. He poured his heart out into the letter because he wanted his friend’s sister to understand what a great guy he was. O’Brien’s narrator tells the reader that, â€Å"[h]e says he loved the guy. He says the guy was his best friend in the world. They were like soul mates, he says, like twins or something, they had a whole lot in common† (O’Brien 347). Kiley went into detail about some events, but he wanted this girl to know everything. He sent the letter and he waited for two months for one in return. She never sent Bob Kiley a letter back and he got upset. The negative effects of war made him go into detail about the story and that may have made the sister not write him. When a soldier sends a letter to someone, all they want is one in return. It makes them feel good when they know someone is at home thinking about them too. War can make a soldier feel alone and having someone to write to can make them feel wanted. Kiley felt alone and used when he did not get a letter in return. He wrote the letter out of kindness and all he wanted was a thank you from the girl. If she would have sent Kiley a letter in return he would have felt better about himself. When Curt Lemon died, the story portrays his death three different times. Each time his death is told it is told in different ways. Curt Lemon’s death was caused by a booby-trap buried in the ground. The story portrays him floating into the sunlight through the trees. The negative effects of war can cause soldiers to remember someone’s death in detail. They remember him being blown into pieces as he was killed. Remembering vivid details about someone else’s death can cause disturbing flashbacks in a soldier’s life. The death of Curt Lemon caused Bob Kiley to take out his frustration on a baby water buffalo. When they stopped to rest for the night Kiley takes an unexpected turn and shoots the buffalo in the leg. He continuously tortures the animal, as the others soldiers watch in disbelief. O’Brien’s narrator tells the reader that, â€Å"[t]he whole platoon stood there watching, feeling all kinds of things, but there wasn’t a great deal of pity for the baby water buffalo† (O’Brien 352). The buffalo takes the torture and never reacts. The negative effects of war caused Bob Kiley to do something that no one could ever believe doing. He lost his best friend, so he took his pain out on the water buffalo. Any soldier in their right mind would have enough sense not to kill an animal, but the negative effects of war can change people. Kiley will never be the same because of the things he had to endure during his time of duty. War can change a soldier in many ways. They may go home and never be the same as before they left. Often, soldiers will tell stories, but they will not be entirely true. O’Brien’s narrator tells the reader that, â€Å"[i]n war you lose your sense of the definite, hence your sense of truth itself, and therefore it’s safe to say that in a true war story nothing much is ever very true† (O’Brien 354). Internet Appliances Have Arrived This article was about a new kind of devices referred to as â€Å"Internet Appliances†. These devices look like small PCs but they only come with the online essentials: a screen, a keyboard, a modem, and a browser (no hard disk or floppy drive). These devices are directed at consumers who are interested in only using the Internet. Three devices were tested and described: Microsoft Network Companions from Compaq and Vestel, and the New Internet Computer (NIC). The two Microsoft Network units were very similar in design. They both have an embedded mouse and keyboards with short cut keys. A bad point of these machines is that they only function with Microsoft Network as the Internet service provider, which can result in a large amount of money as an overall investment. As far as price is concerned, the Vestel unit did not have a set price at the time of publication while the Compaq retails at $599.00. Up to $400.00 of that amount is available for Microsoft Network rebate. The rebate amount varies with the length of the contract. Overall both machines should be sufficient for first time Internet users. The third device, â€Å"The New Internet Computer† (NIC) is the opposite of the Microsoft network machines. NIC is the most computer-like of the three appliances. Included with the device is a small vertical case, two stand-alone speakers, a tabletop mouse with a mouse pad, and a full size keyboard without shortcut buttons. The price for the NIC is a modest $200.00 plus $130.00 for the 15† monitor. NetZero is one of the unit’s default Internet service provider options.

EXECUTIVE SUMMARY Being a successful hotel operator, the Regency Hotel Group (RHG) has the experience, the resources as well as the capability of managing the Regency Plaza Project. So the question is, why has the project been dogged by various problems? From slow sales growth, unhappy customers to increasing costs, internal conflict as well as work delays, the list is extensive. One major reason for this appears to be poor planning. With proper planning and project management in place, scheduling and coordination is made much easier. Any arising problems could be identified and resolved which would lead to less time and money spent on rectification. This would in turn enable more time and resources to be spent on the refinement of the works which would result in the completion and success of the project. The RHG has established a reputation and a brand name associated with good service, luxury and an extensive range of amenities. Failure or even further delays on this project would be detrimental to their reputation. This goes to show the importance of project management in relation to the organization’s strategic mission. This report will assess how the Regency Plaza project was managed and implications for future project managers to take note of. 2. Introduction Lewis (2005; P23) mentioned that haste makes waste and it is very true. But in the â€Å"hurry up and get it done world†, there is little patience with â€Å"wasting time† on all that planning. The result? Rework and rectification, which is 100 percent waste. Experts estimated that one-third of the cost of the average project goes to correcting errors through reworks. Having said the above, there is still no flawless project process. Why is that so? This is because we are all human beings, and human beings tend to make mistakes. In situations where time, cost and resources are of special concern, project anagers tend to make more irrational decisions, resulting in more re-work. The Regency Plaza case study is a key example. So how can these errors be minimized? What projects managers can do to minimize these errors is to ensure that there is proper planning, project design and project management. Projects are stepping stones of corporate strategy and its success is the lifeblood of every organization RHG is well known for her luxurious fitt ings and high service quality in the hotel industry. The Regency Plaza project was formulated using this strategy in the challenging market environment. The role of the project manager (which in this case is Hodgkins), is to take responsibility for the overall success of the project. However, this is not seen in the Regency Plaza project. As indicated, this project has been racked with many uncertainties. This essay will evaluate the following: 1) The Project Definition Phase of Regency Plaza, 2) The Role of the Project Manager, 3) The Overall Risk Assessment, and lastly 4) The Implications for the Project Manager facilitating the pace of the project. 3. Project Definition Phase The overall project definition phrase goes according to the following cycle diagram which shows the interrelationship between the 3 stages of project definition. Goals RHG had a clear goal in mind of what they wanted to achieve in this project development; that is, to develop Regency Plaza. This is their first attempt venturing into building luxury condominiums units together with hotel rooms. The financial aim was to earn projected gross profits of $134. 4 million and net profits of $26 million. In the development of Regency Plaza Project, luxury condominium units are also included. The management failed to take into account the fact that they are venturing into a new business territory involving long-term residential condominium units. Hotel guests and condominium residents have different levels of expectations not to mention the fact that the Regency Plaza is a luxury development. While being established and successful in their main business is good, perhaps this has also contributed to the over-confidence of the management and their failure to set appropriate realistic goals. A project priority matrix was first developed to identify the various levels of project priorities in terms of time, performance and cost which interelate to the goals set. The original specifications fixed cannot be compromised Specifications When the project management team under the leadership of project manager Hodgkins was set-up by RHG management, plentiful amounts of information/data/specifications was provided. It was a tough period for Hodgkins as she needed to undertake many decisions of deciding on the project’s main specifications. For instance; she had to decide on the number of units that would be offered when the project was completed. From RHG’s perspective, obtaining the maximum profit from the 96 units would be deemed as a wise decision, whereas considering the duration and deadline of the project, choosing to build more units would be tedious not only in terms of planning and meeting deadlines but also with regards to cost in terms of materials. At the same time, one of the key strategies of the development was allowing buyers the option of customising their units. As such, the decision to opt for more units is a core decision which would greatly affect the project’s main specifications whereby the rest of the specifications that follow would be affected as well. Tasks and Responsibilities As ambitious as RHG may be, following the concept development, they not only left key decisions but also the majority of the project responsibilities and decision-making power to Hodgkins. However, this fact was not communicated to the rest of the project participants, resulting in many individuals influencing the project manager’s decision. RHG management had failed to organize the task and responsibilities in a systematic manner where there is proper information dissemination and a tight chain of command. The management also failed to supervise and maintain a series of checks and control for the entire project. It was also noted that the management had a different project team working on the hotel but the same contractor. It is essential that both teams work closely as any delay by either party would impact on the other as could be seen when construction slowed down on the hotel nearing the completion date due to issues with the condominium units. Conflict and unhappiness with the contractor and vice-versa also impacted the other. Decision making process hindered by too many parties pic] 1. Problems Encountered during the Regency Plaza Project Unable To Complete Before Scheduled Time In the case of the Regency Plaza Project, the hiccup encountered by the project manager was behind schedule If a clear and sufficient time frame was pre-planned in the project definition phrase, the possibility of such a problem occurring would be greatly reduced. The project manager had failed to allocat e and include an amount of time/duration into the entire project duration as a contingency plan to rely on in the event of phrase failure or delays.. In the initial tender stage with the contractor, the lowest bid selected and the selected contractor was persuaded to cut off 3 months from their target date. This was agreed with the understanding that the timeline was tight but with minimal changes and disruptions, the time line could still be met. With this in mind, the project manager should note that no disruptions or delays could be tolerated. There also appears to be a lack of proper checks and progress updates, as if this was present, the problem would be flagged earlier on and measures to resolve this could be established. Decision making hindered by multiple stake holders The decision-making process, right from the conceptualisation stage had to go through tedious discussions with the stakeholders. The nature of the project itself, with two separate project teams (hotel and condo) as well as the customisation element, meant that while the responsibility laid with Hodgkins and she was tasked to make major decisions, she had difficulty doing so as she needed to accommodate and take the various stakeholders into consideration while trying to obtain the optimum profit/benefits. If the major decision maker has been determined during the project definition phrase, a systematic flow utilising the decision making matrix should be used to avoid the problem of too many decision-makers. 4. the Project Manager The role of the project manager involves integrating, planning, organizing, controlling and leading. Hodgkins needs to be able to properly communicate and combine the crossing points of functional departments, the subcontractors and other stakeholders. In the initial planning stage, Hodgkins needs to identify the task each stakeholder is involved in and the targeted completion deadline. This will provide a better picture of the resources availabile at each stage of the project. Hodgkins is required to manage and organize the project team that was put together for her by Regency. This controlling role requires the project manager to plan out the objectives and processes required to reach the end goal. Following which, the assigned processes need to be implemented and at various stages, the results need to be tracked and tallied to ensure that the expected outcomes are reached. Lastly, project manager must be flexible and react decisively. There is a eed to constantly keep track and analyze the cause of any differences and re-evaluate the whole process and make the necessary changes. A project manager should lead by example as it is a highly visible management style that will build and sustain cooperative relationships. The skills required as a project manager would be as follow; 1. Good communication ensures that valuable information related to the project status is provided in a timely and effective manner. 2. Ability to work as a team will allow team members to understand their roles and responsibilities on the project and work collaboratively. 3. Listening skills is important because good listening skills is needed to truly hear and try to understand what others on the project are trying to say 4. Planning skills will help the project manager provide each functional department a clearing schedule of their work. 5. Persuasion techniques – influencing without direct authority and obtaining win-win situations 4. 1Assessment of Kris Hodgkins Hodgkins dismissed Farley’s, a renowned condominium marketing consultant, suggestion on building larger but less units. Her focus was to hit the projected sales targets and failed to consider the merits of Fraley’s suggestion. She also realized that customization had disrupted the completion of the project, but did not try to persuade the management on giving up the idea. If she had done so with the evidence of the increase in cost, wastage of materials and potential complaints from customers that may likely lead to damages to the company’s reputation, the management may have reconsidered their commitment. Hodgkins choose not to discuss with the buyers about the option on customizing individual units, as she felt that most of the customizing could only be done after the building was completed. This resulted in the wasting of materials and resources as the base design that was constructed had to be ripped out and rebuilt according to the buyers’ changes. This has also resulted in a delay in the work flow because with incomplete drawings the main contractors are not able to get accurate quotes from the subcontractors. By not processing and disseminating vital information promptly, miscommunication occurs, the work process is lengthened and the pressure is placed on the final recipient. A key example of this is the situation where Hodgkins only delivers sketches from the interior designer to O’Brian and Sinclair when she had the time. An instance where miscommunication results is when Hodgkins never explains to Helen Miller that the reason why the bills she received are so expensive is because of the complexity of the work and the incomplete design provided by Susan Randolph. Incomplete control and bad planning where there is no proper task breakdown structure in place resulted in continual changes to design even while the opening date is closing in. This causes the already tight timeline to be stretched even further, not to mention the fluctuation in manpower, increasing costs and subsequent further delay to the project. As mentioned earlier, the two project managers from Regency are working as different entities although the main objective is for the building to be completed sooner. Furthermore when Hodgkins realize that sales was not doing very well, she did not discuss with Farley and the sales staff on ways to improve sales figure. It can be concluded that Hodgkins is not a good project manager. She failed to communicate vital information to the stakeholders. She was given a team to help on the sales but did not make good use of it. It was only till things were getting out of hand that she called for a meeting. If she had done so earlier, this would have reduced the amount of time and resources wasted. There is also evidence of poor control and checks, bad planning and a refusal to address issues and update management of problems. 5. Risk Management The Risk Management Process consists of four stages which are elaborated below; 5. 1Stage 1: Identify – Risk Identification Identification ensures that actions and contingencies are focused upon specific risks. Actions may then be developed to specifically target this risk and attempt to reduce its impact. Risk Breakdown Structure i. Complexity – The strategy of customisation of condominium units resulted in the delay of the project’s completion. Hodgkins did not identify and assess such risks when she took on this project. If she had done so, it would have allowed her to factor this in when assessing the contractors and costs and would also have given her ample time to develop choices of strategy to tackle the problem. ii. Subcontractors – Time was an issue during the designing process when making alterations to the condominium. This would have been acceptable if the issue had been addressed at the beginning and contingency plans were made. But Hodgkins preferred to take the chance of hoping customers would settle for what was given instead. This was a curious decision that she made in view of the fact that customisation was a selling point for the condos and the target market consisted of wealthy couples who were likely to have higher expectations and would want something personalised and unique. It would not be surprising and would in fact be expected that they would opt for customisation despite the additional cost to them. This judgement error by Hodgkins resulted in problems with regards to work schedules and budgets. Once alterations were required, the process of designing these changes would take weeks. This placed a lot of pressure on the contractors. iii. Construction Management – Due to the customization option available to the buyers, Hodgkins was required to ensure proper management of the overall construction of the project. Any delay on any aspect of the project, eg the delay in completing floors would have a chain effect and cause delays to other parts of the project (i. . the Millers’ case) and result in additional costs. While the buyers are willing to pay for the cost of alterations that they have made, the extra costs associated with the delaying of the entire project would not be their responsibility. Due to the fact that the contract between RHG and the contractors was a fixed sum contract, as such the contractors would be extremely cautious of committing to anything. 2. Stage 2: Analyse – Risk Assessments Rank risks according to the likelihood that the risk will occur and also the severity of its occurrence. The ranking is usually done using words such as ‘Severe’ or ‘Highly/Likely’ which are then linked to numerical values that can be multiplied together. The results can then be ranked, with the highest number the one which most requires attention. They may be tolerated, treated, transferred to another party or terminated. Below are some plans that can be used to tackle the major risks: i. Complexity – Solutions of strategy to reduce possible risk damage will be accepting the recommendation offered by Farley on building larger units. If Farley’s recommendation had been taken up, the risk of complexity will be reduced due as there will be lesser buyers and conversely less complications and liaison required. This will result in lesser probability of alterations and the progress of the project can be increased tremendously, while additional cost due to delays is avoided. In terms of the consideration of revenue, bigger units can be priced higher thereby making up for the lesser units. Another alternative will be as mentioned before, if Hodgkins had identified the risk of complexity upon taking up this project, she will then have the necessary time to plan out and tackle the source of this risk. Other than factoring in sufficient contingency time, she would also be able to appeal to management and stakeholder to lengthen the time scheduled for completion. This additional time would enable additional marketing of the units and possible recommendations from satisfied buyers which would assist in the slow sales. ii. Subcontractors – If the issue had been tackled earlier then a visible framework could have been set up with adequate and fixed deadlines that would cause little or no problems to the contractors and allow the changes to be made before critical areas of the condominiums were constructed. This difference would also help avoid the majority of complaints from customers regarding delays and slow service. iii. Construction Management – This again could have been planned more effectively if the scope of change had been correctly defined and agreed at an earlier date, allowing for more efficient use of resources and better planning. 5. 4Step 4: Management – Risk Response Control Hodgkins should monitor the project progression, do an extensive risk assessment, anticipate possible risks and handle unforeseen new risks. All these should be updated to project team members and stakeholders during regular meetings. Problems should be embraced and resolved and not concealed and denied. All the team members should be encouraged to identify problems, mistakes and new risks, and ensure that constant communication and information flow amongst the project members. Hodgkins should also make an effort to communicate and highlight issues specifically to the hotel project team who will be directly affected by any problems on the condominium project. 6. Miller’s Dilemma In view of the Millers’ predicament, Hodgkins was found to be trapped in a tight spot with only five options to consider. Option 1: The first option of telling the Millers that it was too late to customize the unit would have a disastrous impact. The buyer-seller relationship and reputation of Regency Plaza and its management would be put at stake if the Millers, who are active and influential members of the Boston social circles, were to spread the information amongst their social circle (who are the potential target market of this project). Even if the Millers decide to undertake this option, extra time and coordination would be required as changes to the unit might involve shutting down the entire floor, hindering construction on other units and causing further delay to work schedules. At the same time, the positive effect of this option might not be beneficial to Hodgkins either as it may make no significant impact on the already delayed work schedule. Option 2: The second option would involve pushing through the changes. This would reduce the amount of demolition work required and keep the Millers satisfied. However, on a macro view, putting the unit on hold would delay schedules and have impact on both direct and indirect costs, eg delaying the hotel project and thereby the loss of possible income from occupancy. Should the Millers decide to draw out this option and the changes take a longer time, the cost liability during the holding phase would be a grey area which would add on to the complexity of the problem. Option 3: The third option to hire a small general contractor to finish the unit before closing may not resolve the Millers’ problems. Extra overhead expenses would be extremely expensive and it would be tedious for Hodgkins to handle two general contractors. The possibility of conflicts and disagreements on roles and responsibilities might arise between the different groups of contractors, adding complexity and delay to the project. This may also impact the morale of worker in Kelly Construction thereby impacting quality of work. But the advantage of hiring small contractors could be beneficial looking at it from a microscopic view. Changes to the Millers’ unit could be accomplished while works on other units could be carried out concurrently. This would allow works to be completed and costs would not be borne by Kelly Construction which would minimise any other inconvenience. On hindsight, this option might be appealing to the Millers as well as they could get their unit on time. But, the price of satisfying the Millers by increasing management expenses significantly may be too great for Hodgkins to justify paying for. Option 4: The fourth option involves stopping work and handing over an empty unit. The advantage of this approach will be that the Millers could finish the unit at their own convenience while works on other units could be done concurrently. However, Hodgkins could still be trapped in the dilemma if she were to execute this approach. On top of the fact that the costs have already been incurred and work would need to be undone, the bank’s unwillingness to lend money could add on to the Millers’ frustration, which could be extremely unfavorable to the reputation of RHG. Regency would also lose control over the project and may be forced to deal with other occupants who want this option. In a construction sense, there may be future issues with works to units done by external contractors. Option 5: In general, the last option of moving the Millers to a different unit on a higher floor would be a more feasible and win-win alternative. It would generate the least negative impact on both time and cost. Most importantly, all parties – the Millers, Kelly Construction, Susan Randolph, Hodgkins and even the RHG, could benefit from this approach. A higher floor unit is of a higher value. Offering to move the Millers there (it is of course recommended that RHG absorbs the price difference), would help to â€Å"compensate† the Millers for any inconvenience caused. This move would be a positive long-term investment in exchange for the satisfaction of the Millers and sustainability of the positive impression for RHG. Likewise, moving the Millers to a higher floor in which interior work had not yet started would buy additional time for the contractors as no demolition work is required. There would be no wastage of materials and significant cost savings would be anticipated. Susan Randolph would also have a larger time frame to make changes to the designs while cost assessment and approval could be done concurrently without affecting the schedule. In view of the fact that sales figures are not high, there would not be any significant inconvenience caused to RHG and in fact this move may assist in sales if the Millers are positive about the Regency Plaza Project and this is circulated in their social circle. 7. Final discussion The above evaluation has revealed that the Regency Plaza was not very well managed. A major factor contributing to the failure is poor planning. The project seems to be in a mess as roles and responsibilities are not properly defined and allocated, the decision- making process is muddled and is not well communicated. there are no proper checks. These problems could be easily overcome if delegation of roles and responsibilities was communicated clearly (refer to appendix on RAM). Every modification introduced within the project phase can have certain impact on the level of achievement of the project (Lock 1992). Each modification could take several weeks so that quotes could be gathered and reviewed. In t he case of the modification of the Millers’ unit, this caused the delay of the scheduled completion of the twelfth floor and has also affected the safety and infrastructure of the building. As such the risk management aspect was not well taken care of. If the issues had been addressed earlier through constructing a project network, this would cause little or no problems to the contractor as it allows changes to be made before critical areas of the condominium were constructed Newell (2002) suggested that assumptions must be made for the purpose of project planning. However in Hodgkins’ case, her assumptions are flawed and not thought through properly. She assumed that most buyers would not customize their units and would settle easily for what was given. By assuming such scenarios, she had overlooked the target market for the project, ie the wealthy. This error in judgement disrupted the completion of the project, raised overall budgets and caused much dissatisfaction among the project group. To make matters worst, the marketing strategy adopted by Hodgkins was that of word of mouth. With complaints of delay, cted the sales performance of the project was affected and a poor image of Regency was projected. Hodgkins would have done better to have done research on the buying patterns of her target market or spoken to her contacts, market specialists or even to have discussed with her team. If the above problem was to be addressed or realized earlier, the impact would have been minimized. While assumptions may not be a bad thing and in fact are encouraged, they must be made with a contingency plan and for Hodgkins case, she does not seem to have any. 8. conclusion The Regency Plaza project was a race against time and time means money. This situation put Hodgkins in a tight spot and many decisions needed to be made immediately to avoid any delays. Many irrational decisions were thus made which affected the overall progress of the project. As a project manager, success of the project should be the first priority. Coming up with possible alternatives to tackle the tough situation is critical. Although many possible solutions were provided, however Hogkins did not appear to have used many of them to resolve the current issues related to the project. Lock (1992) mentioned that to achieve the project objectives, People, Communication, Jobs and Resources must be properly organized. Planning and coordination is essential. To summarise, Project Managers are key to the success of any project and are worth their weight in gold. .
